WEEK OF 8/17/2026

Last Week / This Week

  • OAC met on site Aug 12. Carley submitted two RFIs through the project portal the same day.

  • RFI, pavilion layout: the stakes showed the pavilion off the centerline of the concrete steps. The design team responded that the back center footer should be parallel to the amphitheater seating and aligned on the center of the amphitheater. We are setting the footings to that direction.

  • RFI, hardscape clarification: the demo plan and the hardscape plan conflicted on what stays and what comes out at the linear paver. MRS returned marked sheets L2.0 and L9.0.

  • Aug 13, mini excavator on site working on footing layout. Footing elevations were reviewed on site with John and Carley. Carley confirmed the stage is to float above the rip rap elevation, which means additional grading to slope the site down to the rip rap.

  • Aug 14 through Aug 17 were down days. That was not weather. We were lining up a bobcat and a trucking company for the spoil haul-off. Rain last week was light and cost no working days.

  • Aug 17, Latitude released Mill & Forge to proceed with the steel shop drawings as originally designed, without the additional i-beam roof support the fabricator had proposed. That closes the review loop that started with the MRS notes on Aug 6 and the SHEAR Structural comments on Aug 10.

  • 6 inch diameter wood posts: Sep 7 – 10

  • Concrete sidewalk: Sep 14 – 16

Schedule status

The project is tracking to the Oct 26 – Nov 6 completion window. The pause from Aug 14 through Aug 17 did not move the footing dates. Forming still starts Aug 19 and the pour holds for Aug 24 or 25. The item to watch is steel fabrication, since the Sep 3 structure start now depends on the shop schedule.

Open items

  • Updated sidewalk ramp plans — Carley. Noted on Aug 12 that they were coming. Needed ahead of the concrete sidewalk work in mid September, and the ramp is being extended to the bridge.

  • Extent of the additional grading to slope the site down to the rip rap — MRS to confirm before the footing pour.  LDC was not provided with a grading plan so additional haul-off material/fees will likely be needed

  • Close-out of the hardscape RFI. Latitude to confirm the marked L2.0 and L9.0 sheets settle the linear paver scope before ordering paver material.

  • As-built survey to the City inspector before final approval at closeout — Latitude, coordinating with GeoSurvey. Carried from the pre-construction meeting.


WEEK OF 8/9/2026

Last week

  • The City pre-construction inspection was completed on Aug 5 and the inspector signed off, which released field work. He asked for an as-built to be sent to him before final approval at the end of the job.

  • Site is mobilized. Temporary construction fencing is up, silt fence is installed. Permit box and the approved plan set are posted on site.

  • Rip rap staged at the entrance and around the back of the pavilion.

  • Demo and grading started this week. Existing concrete at the bridge was removed per MRS direction, and usable concrete was stockpiled on site for potential reuse.

  • Steel submittal review came back. MRS issued notes on the preliminary steel submittal on Aug 6 and SHEAR Structural returned its comments on Aug 10. Latitude forwarded the consolidated feedback to the fabricator on Aug 11 and is waiting on a revised submittal.

  • Weather: thunderstorms Monday and Tuesday afternoons, roughly a tenth of an inch each day. Crews worked both days and no full days were lost.

  • Demo, site prep, dumpster and haul-off: through Aug 14

  • Rip rap staging: through Aug 12 (complete)

  • Pre-construction phase closes: Aug 17

  • Order steel fabrication: Aug 17-20th, contingent on the revised shop drawings

  • Wood post footing material and steel post footing material: Aug 19 – Sep 1

  • Concrete footing labor: Aug 19 – Sep 1

  • Linear strip pavers and granite stepping stones: Aug 31 – Sep 11

  • Masonry installation labor and materials: Aug 31 – Sep 18

  • Amphitheater steel structure: Sep 3 – Sep 23

Schedule status

The project is still tracking to the Oct 26 – Nov 6 completion window. The permit release and pre-con inspection pushed the start of field work by about a week, which moved the concrete footing start from Aug 17 to Aug 19 and the steel structure start from Aug 31 to Sep 3. Neither shift affects the completion date. The item to watch is the steel fabrication release, since that order drives the Sep 3 steel start.

Open items

  • Revised steel shop drawings incorporating the MRS and SHEAR comments — Mill & Forge, with Latitude tracking. Needed before the fabrication order releases on Aug 17-20th.

  • Design side coverage through Aug 16 — Jennifer is out of the studio, Carley is in the office and responded for MRS as needed. This overlaps demo, site prep and the fabrication release.

  • Invoicing cadence. Latitude and Greco proposed billing on the first of the month for work completed the previous month.

  • Discussion item: confirm demo extents on first terrace for granite pavers.  Demo plan shows some concrete to remain, site plan shows all new pavers

  • Discussion item: replace material for additional sidewalk demo scope,

  • As-built survey to the City inspector at closeout — Latitude, coordinating with GeoSurvey. Noted here so it is on the record from the pre-con.


WEEK OF 8/3/2026

Current:

  • Permit BB-202601657 released on Aug 3. MRS sent approved permit set with stamped drawings.

  • Pre-construction inspection settled August 5th. Field work can begin.

  • The surveyor staked the amphitheater footings and the tree save fence on Jul 28. Latitude cleared shrubs around the stage area ahead of the crew and walked the layout with them on site.

  • We compared the permit set against the CAD that went to the surveyor and found the structural footing locations did not match. Jennifer confirmed on Aug 3 that the footings were made symmetrical after the boardwalk was removed, and that the redlined locations we staked are the correct ones. No restaking is needed.

  • Dumpster and staging location is settled. Tenant & owner at 723 Mollie Street confirmed the arrangement.

  • Contacted the silt fence installer for roughly 250 LF and the tree save fence installer. Both are holding for later this week pending the pre-con inspection.

  • Weather: drizzle Monday and about 0.9 in of rain Tuesday. No field days were lost, since site work was still waiting on the inspection.

  • Temp toilet set, temp construction fence and silt fence: Aug 3 – 4 as scheduled, now moving after the inspection date

  • Steel fabrication order pending shop review/approval

  • Demo and site prep, including dumpster and haul-off: Aug 5 – 14

  • Rip rap staging: Aug 5 – 7

  • Wood and steel post footing materials and concrete footing labor: Aug 17 – 28

  • Concrete sidewalk: Aug 31 – Sep 4

  • Linear strip pavers and granite stepping stones: Aug 31 – Sep 11

  • Amphitheater steel structure: Aug 31 – Sep 18

Schedule status

The project is still tracking to the Oct 26 – Nov 6 completion window. The permit landed on Aug 3, the same day fence and erosion control were scheduled to start, and the pre-construction inspection had not been assigned yet, so the fence dates and the Aug 5 demo start were moving day for day until the inspector met on site. That was about two days as of today, which the schedule absorbs.

Open items

  • Reviewed steel shop drawings back from structural and MRS. Needed before the fabrication order is released.

  • Countersigned contract and revised pay application to the Initiative 

  • Design side coverage Aug 7 – 16 — Jennifer is out of the studio those dates, which overlaps demo and site prep.

  • Invoicing cadence: Both LDC and Gregco will bill on the first of the month (typically the first Wednesday) for work completed the previous month. 


WEEK OF 7/29/2026

Last week

  • Additional GC docs submitted for permit release

  • The Cabbagetown Initiative signed updated owner contract was received on 7/22.

  • CAD with the amphitheater footing locations and tree save fence was coordinated and sent to the surveyor on 7/27, along with a PDF set of the civil plans he requested.

  • Surveyor mobilized Tuesday, 7/28 to stake the footings and the tree save fence. Latitude cleared shrubs around the stage area ahead of the crew and walked the layout with them on site.

  • Initial steel shops were submitted and notated for review/comments by structural/MRS

Coming up

  • Pre-construction meeting with the City inspector: Jul 31 (pending permit release)

  • Temporary toilet set: Aug 3

  • Temp construction fence and silt fence: Aug 3 – 4

  • Steel fabrication order released: Aug 5

  • Demo and site prep, including dumpster and haul-off: Aug 5 – 14

Schedule status

The project is tracking to the Oct 26 – Nov 6 completion window. The survey moved one day (from Monday to Tuesday), which does not affect any downstream date. The permit is the gating item for the Aug 3 fence and erosion control installation and the Aug 5 demo start. If the permit is not released before Aug 3, those dates move day for day.

Open items

  • Release of permit BB-202601657 — City of Atlanta, with Jennifer tracking the Accela submittal.

  • Site walk to review erosion fencing and the upstream drainage areas John flagged — Carley proposed doing this immediately after Wednesday's meeting.

  • Dumpster or dump trailer staging location (tentative 723 Mollie, contacting Troy to confirm). This needs to be settled before demo begins Aug 5.

  • Design-side coverage during Aug 7 – 16 — Jennifer is out of the studio those dates, which overlaps demo and site prep.
